Rigsafe delivered specialist lifting, rigging and engineered façade installation services for the replacement of combustible cladding at Central Park Tower in Perth CBD, developing a custom installation methodology that enabled complex works to be completed safely while the landmark commercial building remained fully operational.
Project Requirements and Site Conditions
The Central Park Tower façade replacement was one of Perth's most technically demanding building remediation projects, involving the removal of combustible cladding from one of the city's most recognisable commercial buildings and replacing it with compliant façade panels.
Unlike a conventional construction project, the building remained occupied throughout the works, requiring careful coordination to minimise disruption to tenants, neighbouring businesses and the surrounding CBD. The project also presented significant logistical challenges, including restricted access, heavy pedestrian activity, busy traffic movements and the building's distinctive curved façade.
With construction occurring in the heart of Perth's CBD over an extended programme, every stage of the works required detailed planning, engineered temporary works and precise execution to maintain safety, programme certainty and uninterrupted building operations.
How Rigsafe Delivered the Work
Rigsafe developed and delivered a specialised installation methodology designed specifically for the unique challenges of the project.
A custom-engineered Level 5 gantry system was designed and installed to the building's curved façade, providing the safe access and lifting capability required to remove and replace the external cladding. In addition to installing the temporary structure, Rigsafe was also responsible for its safe dismantling and removal following completion of the façade works.
Working closely with the principal contractor over almost two years, Rigsafe coordinated lifting operations, specialist rigging and façade installation activities primarily during nights and weekends. This carefully planned delivery approach allowed major construction works to proceed while ensuring surrounding roads were reopened before the start of each working week and disruption to tenants was kept to an absolute minimum.
Rigsafe's scope included:
- Lift planning and engineered installation methodology
- Design and installation of a custom Level 5 gantry system
- Specialist rigging and lifting operations
- Façade panel removal and replacement support
- Installation and removal of temporary works
- Night and weekend construction activities
- Coordination with the principal contractor and surrounding stakeholders
- Safe delivery within a live commercial environment
The Result on Site
Rigsafe successfully supported the replacement of the Central Park Tower façade while allowing one of Perth's busiest commercial buildings to remain operational throughout construction.
The carefully planned methodology enabled complex façade replacement works to be completed safely, efficiently and with minimal disruption to tenants, neighbouring businesses and the surrounding CBD. Streets were reopened before each Monday morning, allowing normal city operations to continue while significant construction works progressed behind the scenes.
The project remains one of Rigsafe's most technically complex and meticulously planned deliveries, demonstrating the company's expertise in engineered lifting, temporary works, façade installation and construction within occupied, live operating environments.
Project highlights:
- Live occupied commercial building
- Custom-engineered Level 5 gantry system
- Complex curved façade installation
- Night and weekend delivery over almost two years
- Minimal disruption to tenants and surrounding businesses
- Safe completion of large-scale façade remediation works
